How it works

Three plain ways I can help

Buying

Understand what a place is really worth, what to watch for, and how to line up the right agent and lender before you fall for a house.

Selling

Get a straight read on price, the fixes worth doing, and how appraisals and inspections tend to go — so there are no surprises at closing.

Relocating — two agents, one move

Moving between states is really two deals at once. I’ll connect you with someone trustworthy on each end so your sale and your purchase stay in step.

Straight answers

What I know a thing or two about

Real estate issues

Contracts, contingencies, closing costs, and the questions people wish they’d asked sooner. Plain-English, no runaround.

Appraisal issues

How value is actually determined, why an appraisal can come in low, and what you can do about it. This one’s my day job.

Construction information

What’s a real problem versus cosmetic, what repairs tend to cost, and when to bring in a specialist.

When a question runs deeper than a front-porch answer, I’ll point you to a solid, trustworthy source rather than guess.

Who you’re talking to

Meet the Old Geezer

I’ve spent more than forty years in Southeastern real estate — a licensed Real Estate Broker since 1981 and a South Carolina Certified General Appraiser (#80). I also teach the appraisal rulebook itself, as an AQB-certified USPAP instructor and an adjunct professor at Midlands Technical College, and I’ve served as a qualified expert witness in South Carolina’s courts, U.S. District Court, and U.S. Bankruptcy Court, and as a member of the state Real Estate Appraisers Board.

These days I also teach courses that reach students well beyond the Southeast — a little Southern hospitality with a worldwide reach.

All of that is a long way of saying I’ve seen how these deals really work, from every side of the table. When I point you toward an agent or a lender, it’s a hand-picked introduction from a four-decade professional — not a name a computer spit out or sold to the highest bidder. This site is where I set down the answers people ask me most — no jargon, nothing to sell you. If it saves you a costly mistake or even a little worry, it’s done its job.
